Building the World’s First Green AI Growth Zone

At Killellan, sustainability isn’t an add-on — it’s fundamental to the infrastructure design. From energy sourcing to environmental management, we are creating a future-proof data and energy ecosystem aligned with the UK’s net zero goals. AI is a power hungry technology and its essential that we deleiver this sustainably

Working with our partners Cor Power Ocean we are bringing green wave energy to power our data halls.

    Wave Power with CorPower Ocean

Killellan is one of the first sites in the world to commercialise next-generation wave energy, enabled by CorPower Ocean’s TRL8 platform.

Modular CorPack clusters (10–30 MW each)

    2 GW installed wave potential

Backed by the Swedish Government, and tested by UK DESNZ at EMCO.

Expected CO₂ savings: 32M tonnes over 20 years

    100% Renewable Energy Strategy

The site’s energy system is entirely renewable from day one, using a hybrid model to avoid long grid delays and curtailment issues.

    Energy Mix Includes:

Wave energy via CorPower Ocean’s C4 system

Wind and solar generation with microgrid integration

Battery storage with 25+ year life (Invinity vanadium flow batteries)

Hydrogen-ready backup systems for peak demand

Operates in island mode initially, with grid integration planned by 2030 with gas fuelled back up only when necessary.

    Energy Circularity: Closing the Loop

Energy use at Killellan enables closed-loop sustainability through:

Heat reuse for vertical farming and aquaculture

Feasibility underway for Integration with community district heating or community project.

    Microgrids design

    Our buildings are equipped with:

    On-site renewable generation

Smart energy controls & demand response

AI-driven optimisation for usage and carbon impact

These systems are designed to flex with grid conditions, helping stabilise the national network and reduce peak demand.

Designed to support a wider microgrid across Scotland

    Battery Energy Storage & Resilience

The site features large-scale battery storage for full uptime and smart load shifting:

Up to 100 MWh per acre

    No degradation over time

    Fully recyclable vanadium-based chemistry

Supports instant failover and frequency regulation

Environmental Stewardship & Compliance

Killellan will meet or exceed BREEAM targets:

  • Wat 01 – Smart closed-loop water cooling

  • Pol 03 – Surface water and discharge protection

  • LE 05 – Biodiversity and ecosystem enhancement

  • Full SEPA, NatureScot, and Scottish Water alignment
